I have a borrower with a 626 middle score that currently has a home for $175,000 that he is going to lease out because he is Moving across the state for his job. I have a complete package except appraisal which will be in on Friday. I need a lender who can close this loan next week. If I cant deliver this kind of speed, I will lose it to the local bank. Please help!
Borrower has 644 scores, filed BK (discharged 09/1997), also had a deed in lieu of foreclosure with the BK in 1997. Property and borrower are in Ohio. I do about 5 125s a year and their all 700 A+ borrowers. I am not up to date on the 125 program guidelines. Can somebody that does a lot of 125s recommend a few lenders to me.

I have a borrower who currently has a $200,000.00 home that wants to lease it out because his children and the neighbors children are brutal enemies. However, the house that he wants to purchase is only for $100,000.00. My delima being that I can’t get a lender to accept this as an Owner occupied property.
